A native of southern Mississippi, she grew up with a firsthand appreciation for the hard work and resilience it takes to keep a farm running. Her background in the legal field, combined with experience in commercial real estate, construction, and land acquisitions, gives her a broad perspective on the challenges her clients face and the opportunities they can seize.

Now based in Texas, Channing works with farmers and ranchers of all sizes, making sure each one feels valued, not just as a client, but as a vital part of the nation’s foundation. She believes that every operation, whether it’s a few acres or thousands, plays a role in sustaining American agriculture. Her goal is to build lasting relationships rooted in trust, understanding, and a shared commitment to keeping agriculture strong for the next generation.

Channing Boone Flanagan is the Client
Relationship Manager in the Southern region based in Texas. Channing has
a background in the legal field, with extensive client relations
experience. She is familiar with commercial real estate, construction,
and land acquisitions.

The southern Mississippi native gained
passion for agriculture on her family’s farm and wanted to be a part of
helping to sustain and revive American agriculture in today’s ag
industry. “I know how crucial farmers of all sizes are,” Boone said. “No
matter how large or small an operation, I want to create an experience
for clients where they understand they are valued not only as a Conterra
client, but as the cornerstone of our nation.”

Texas leads all other states in number of farms and ranches. The Lone Star State ranks first in the nation for total number of farms with just over 248,000, which account for more than 127 million acres of agricultural land. Half of the value of products sold in Texas as of 2017 were the Cattle and Calf sector. The second ranked category was Poultry and Eggs. The main commodities in Texas agriculture are cotton, corn, feed grains (sorghum, milo, etc.), rice and wheat.

New Mexico is known for having more livestock than people in the state and it is the largest pecan producer in the world. New Mexico is a large producer of high quality alfalfa and is currently the seventh highest milk and eighth highest cheese producing state in the country. New Mexico's has diverse geography and climate which supports the various agriculture and produce throughout the state. New Mexico supplies a large portion of the countries onions and is the largest exporter of chili peppers. New Mexico has the ability to produce a large variety of fruits, vegetables, nuts and grains.

With its early and longer growing season, cow calf operations are very prevalent from east to west. In most years the wheat grown in the western half is grazed by many cattle from outlying states. Oklahoma is known for “cheap gains” on yearling cattle. Oil and Gas Production is found throughout most the state and is an income driver for most ranches. Horses are raised throughout the state and many BLM horses are grazed in the NE part of the state. Main Commodities are beef, soybeans, wheat, horses & hay.

Agriculture is Arkansas largest industry, with a diverse landscape and climate Arkansas produces a variety of crops including rice, cotton, poultry, soybeans and feed. Arkansas ranks 3rd in cotton production with around 7% of all U.S. cotton crop. Arkansas ranks first in rice production in the United States. Arkansas produces more than 17 million gallons of milk annually and ranks 12th nationally in beef cows on farms.

80 percent of Alabama’s agriculture is livestock and livestock products. 65 percent of the total ag sales in the Yellowhammer State are in poultry and eggs. Alabama also accounts for 43,000 farms spread across 8.9 million acres. The main commodities in Alabama agriculture are poultry, cattle and calves, greenhouse and nursery, cotton, and soybeans

Agriculture in Louisiana differs in several ways from the rest of the country and Delta region. Louisiana is home to about 30,000 farms with an average of 370 acres per farm. Louisiana farmers grow corn, soybeans, wheat, cotton, grain, sugarcane, fruits and vegetables as well as beef cattle, poultry and dairy cattle.
